An appraisal can give you a good picture of your properties value in the local market right now. I recommend Chapel Hill Appraisals for an accurate valuation.

There are a lot of online services that claim to have the up to the minute values for you and your neighbors, but they are rarely accurate and can lead to incorrect values. Here is an interesting article from Smart Money on this ‘fuzzy math’ phenomenon.

Orange County has been working for years to improve it’s economic development and now we have a new director who seems like he is on the right track. Steve Brantley was hired last month and has hit the ground running with a great positive attitude. I think we need more of that, so I’m excited to see more action from him in the future.

His highlighting of bankruptcy filings as a leading indicator for six months down the road is right on.

Now let’s give him some more tools by passing the 1/4 cent sales tax on the ballot this November!

Relief for the Underwater Mortgages?

I see this as extraordinarily good news - the President of the Boston Fed, Eric Rosengren suggested on Wednesday that relief be given to those homeowners who are ‘underwater’ in their mortgages. Current rules do not allow them to take advantage of the historically low interest rates - they are left hanging out there. This would be a tremendous help to the economy and hopefully the housing market.

Rates: How Low Can They Go?

I am amazed at how low mortgage rates are! I have a client that locked in today on 15 year fixed that was BELOW 3%! This is just unheard of - and even with over 22 years in the business I still don’t remember money being so amazingly cheap!

We’re in a new world, Spring was slow, Summer was much better most likely from pent up demand that couldn’t wait any longer to buy. If you can’t wait to buy, call me, Reg Morgan. Our market in Chapel Hill, Durham and Carrboro has taken some hits but we are still strong and the values out there are just incredible.

It’s time to get back in the game!

Wow. Just looking back and realize I have been blogging for more then five years here on this site. When it started I primarily did it as a way to talk about the local Chapel Hill real estate market. Five years ago our market was pretty predictable. Town was filled with newly minted real estate agents and business was, well - booming!

Flash ahead to 2011 and some areas of the Chapel Hill or Carrboro market feel like they have been through the ringer. While Chapel Hill has fared much better then most many neighborhoods are not worth what they were. That’s a big disappointment. The crowds of new realtors have dissipated, this market is not the place to start off, that’s for sure.

I’ve said it before and I will say it again - choose experience when looking for your real estate agent. Reg Morgan has almost 25 years of experience in buying and selling real estate.

I love working with relocation clients! But only when I can make them happy. Recently I have had two couples - one with kids and one without - who have chosen a home in Lake Hogan Farms. Coincidence? I don’t think so! It is just a great place for home owners at almost any stage of life.I’m happy to say that both families are loving the ease of living, the trails and the pool! And of course - the ducks on Lake Hogan Farms are always a big hit!

Not sure about you - but in our family we love fishing! Jordan Lake, Cane Creek, so many great places for you to run away for an hour or two by yourself or in my case with my kids.I have a client that just moved to Lake Hogan Farms and I am looking forward to spending some time with them fishing over in Lake Hogan.One of the highlights of our ‘fishing year’ is the Carrboro fishing rodeo. This year it is scheduled for June 4th, rain date is June 5th. Strayhorn Lake off New Hope Road. Bring your rod, although they always have a few on hand. Worms will be provided! Can’t beat that. Plan to spend a couple of days to really get the feeling of the place.Take a look at the great variety of different hotels you can enjoy while here in Chapel Hill. A great resource is the Chapel Hill-Orange County Visitors Bureau. The Carolina Inn, The Siena, The Franklin and the Aloft have all been great favorites of my past customers.Find a great realtor who can take you on a tour of the nooks and crannies of all our Chapel Hill neighborhoods - and if you have other needs: more land, more urban, etc, let them know. Make time to look at Chatham County, Durham and Hillsborough.One suggestion I always make is for visitors to take in the Saturday morning farmers market in Carrboro - one of the nation’s best. Start at the market walk east along Main Street, through Carrboro on to West Franklin, to the center of downtown Chapel Hill.And when you are looking for that great realtor, call me - Reg Morgan.
